Annual Visual Inspection

Nailed It Roofing’s flat roofing specialist will visit your property on an annual basis and do a visual inspection of your flat or low pitched roof.

Photo Report & Recommendations

We will take photos of your roof and provide a report with our recommendations on what needs to be done to extend the life of your flat or low pitched roof.

Remove Debris from Drain Strainers/Drain Screens

Similar to the gutters on shingle roofs, drain screens on flat roofs need to be cleaned regularly and debris removed to ensure water doesn’t pool on your low pitched roofs.

Re-apply caulking when required

Calking tends to wash out over time.  To prevent the outside elements from getting into gaps and cracks on the roof, we will re-apply caulking around HVAC units, metal flashing, and wherever it is needed.

Seal Open Laps & Seams

Reseal the laps and seals of flat roofing membranes

Re-attach loose metal flashing and replace broken flashing

One of the most common causes of your roof leaking is due to old or loose metal flashing. We will re-attach any loose metal flashing we find, and will replace cracked or broken flashing as well.

Re-destribute ballast for ballast roof systems

For roof membranes that are floating and not anchored or fastened, gravel or riverstone are used to weigh them down to prevent the roof membrane from blowing away especially during high winds. We will re-distribute the ballast that has shifted over time to ensure the membrane underneath is properly covered.

Install patio stone/walkways for frequently accessed area on the roof

For high traffic areas on the roof (e.g. hatch opening or top of ladder or path to building systems), we will install patio stones and walkways to prevent the membranes from puncturing and people from slipping (especially since TPO/EPDM membrane tends to be slippery).
